How it works

We look up the address in the NYC GeoSearch service to find its tax lot (BBL), then pull the building's most recent energy report from the city's Local Law 84 benchmarking dataset. Annual emissions are compared against the building's LL97 limit — its gross floor area times the official coefficient for its property type. The fine is $268 for every metric ton of CO₂e above the limit, per year, and the limits get stricter in 2030.

  • Emission limits and fuel coefficients use the official Article 320 values and the DOB rule (1 RCNY §103-14) property-type table for 2030–2034.
  • Emissions use the building's reported LL84 total when available; otherwise we estimate from its reported fuel use. The 2030 figure is a forward estimate.
  • Buildings that span multiple uses or have ambiguous property types are a best estimate. This is a planning tool, not legal or compliance advice — confirm any number with the NYC Department of Buildings.
