NYC Real Estate Compliance
Strategic tools for
the New York regulatory landscape.
Emissions Calculation
We analyze 12 months of utility data and calculate your building’s annual carbon footprint.
Fine Exposure Analysis
We compare your emissions against legal limits and estimate potential penalties.
Compliance Reporting
We prepare structured documentation aligned with NYC filing requirements.
Protocol Sequence
How the assessment
is executed.
1. Connect Your Data
Upload utility bills or sync ENERGY STAR® Portfolio Manager®. Twelve months of consumption, cross-validated against your building's public LL84 filing.
2. Compute & Validate
The engine applies the adopted 1 RCNY §103-14 coefficients and property-type caps — every constant verified against the rule text, estimated exposure labeled as such.
3. Audit-Ready Package
A formula-linked Excel workbook, a source-cited PDF report, and a BEAM transcription sheet — with estimated penalty exposure and the calculation shown.
4. Certify & File
A licensed PE or RA reviews and e-signs through the platform's RDP workflow, then certifies the filing in the DOB's BEAM portal.
Target Entities
Who we
work with.
We deploy our intelligence layer across diverse asset classes, adapting to specific operational constraints and municipal definitions.
Commercial Office
Multitenant structures requiring complex boundary modeling.
Multifamily Residential
Co-ops, condos, and large rental portfolios managing tenant energy use.
Healthcare & Education
Hospitals and universities with high energy intensity requirements.
Industrial Portfolios
Warehouses and logistics centers with evolving regulatory exposure.
How the numbers are built
Traceable,
not estimated.
Every figure traces to its source — your own utility data (uploaded or synced from ENERGY STAR® Portfolio Manager®), cross-validated against your building’s public LL84 filing, computed with the adopted Article 320 coefficients — so you can check the work, not just trust it.
Data Integration
01We pull each building's reported energy use from NYC's Local Law 84 benchmarking dataset via GeoSearch and Open Data.
Emissions Modeling
02Reported energy is converted to CO₂e using the official Article 320 coefficients for the building's property type.
Fine Calculation
03Emissions are compared against the 2024–2029 and 2030–2034 limits to compute exposure at $268 per ton over.
Compliance Reporting
04We prepare audit-ready documentation aligned with NYC Department of Buildings filing requirements.
